Annotation Ulan-Ude, as the capital of the Republic of Buryatia, serves as the administrative, industrial, transport, educational, cultural and scientific center, but as a place to stay of 430 thous. People it should develop as a «settlement». Ulan-Ude can be regarded as a typical Siberian city, state sphere of which is determined by the property occurred in recent decades and pace of economic changes of demographic processes, in particular, the internal labor migration. Along with other segments of the real estate market, the housing sector is an important factor in determining the level and quality of life of population of a particular region, as the Siberian Federal District, as well as a separate local entity of the Republic of Buryatia. In the present article the author explores the questions of the real estate market in Ulan-Ude, the development trend of market segments for certain categories, in particular the housing market is analyzed. The analysis of the current situation at the real estate market in Ulan-Ude (Buryatia), allocated segments of housing and rental property, peculiarities of the housing real estate market segment functioning in Ulan-Ude is given; the expected medium-term results in the real estate market in the coming periods are formulated. The characteristic living conditions of households in urban and rural areas in the Republic of Buryatia, including in comparison with the European and world level are observed. The characteristics of the state of the real estate market in Ulan-Ude for the period of 2012—2016 are presented. The indicator of housing supply in the international section of the population is determined. The tendency of demand change for residential real estate in the last period in the market of primary and secondary development is pointed out. The analysis of average income and expenditure indicators per inhabitant in the Republic of Buryatia is carried out. Also the analysis of the housing stock state in the region and its development strategy is presented in the article. The conducted analysis leads to the conclusion about the directions of future developments on the local real estate market and enhancing the role of the secondary market and rental housing in the medium term.
